About Us — Warnken Properties

Warnken Properties is a family owned and operated business. We own the property we manage. Our family has been a part of the Columbia and University communities since 1965. We love Columbia and, through our business, strive to help make it a great place for our tenants to live, study, work and play.

Two, at times three, generations are in the business. Denice, a respected real estate professional, handles business operations and tenant relations. MU grad Wendy is Executive Property Manager. MU Professor Emeritus Phil does the marketing and business development, and in very busy times, our MU-student granddaughter, Alexis Brown helps out.

We got started when we bought and renovated an East Campus building as a place for our daughters to live while they were at MU. Over the years we’ve added other property, building our business on absolute integrity, premium properties, meticulous maintenance, and the highest standards of professional management.

“I have loved living at Ashley Ridge. Because it is so close to campus, I am able to walk to class every morning. This cuts down on my gas usage and time driving around finding a parking space. It is so convenient when it snows to not have to scrape the ice and snow off my car because I can walk to class. The apartment managers are very quick during icy and snowy weather to plow the sidewalks and driveways! Each apartment has a deck, and it’s so nice to sit it out on it and enjoy the spring and summer weather! All the trees around the apartment complex are beautiful during the fall. Often times deer, squirrels, and other animals can be seen playing in the grass and around the trees. Maintenance is very prompt when called, which is very helpful when something breaks! Since only graduate and professional students live here, it is quiet, and everyone respects one another. I have lived at this apartment complex for two years, and I would live here another ten!
